Reason home was remodeled: This home had two areas that were under-utilized due to the heat from the south-facing location. The sun, during six months of the year, made the spaces unusable.
Description of work completed: An existing screened porch was converted to additional living space. A deck was removed and enlarged using maintenance-free material. The space below the sunroom was converted to a screened room, including etching and staining of the concrete deck.
Highlights: Large windows along with beaded ceiling and walls give the sunroom a coastal feeling while enhancing the golf course view. Hardwood floors add warmth. A small pump with heating and air conditioning capabilities was added to the room to control the inside temperature created by the southern exposure.

The divot for this golf view home was two sunny spaces that were just too warm for comfort. The first step toward making the space more inviting was to enclose the screened porch. With the addition of a heating and cooling system, the once-seasonal space became livable year round.
To enhance the possibilities for entertaining, the space underneath the deck was screened in and finished to match the house. An older, small deck was removed and a more expansive one constructed.
The completed design allows owners and guests to experience full enjoyment of the home’s sweeping golf course vista. For comfort, extra space and resort-style living, the project hit a hole in one.
